HOW TO make a PURCHASE?

In summary, there are 4 main steps: 1) Registration, 2) Choose your desired property, 3) Execution of Sale & Purchase Agreement (SPA), 4) Application for Loan, Employee Provident Fund (EPF) withdrawal etc.

step 1 - registration

You may register your interest with us via the following channels: a) Online registration at www.langkawiproperties.com, visit the sales gallery, or call/whatsapp us at +6 017 283 9336. 

step 2 - choose your desired property

Upon registration, you will be attended by one of our sales associates / invited to the sales gallery via call/whatsapp, email or invitation for preview and selection of unit. Deposit is required to book a unit before signing the Sale & Purchase Agreement (SPA).

step 3 - execution of sale & purchase agreement

In general, you are required to execute the Sale & Purchase Agreement (SPA) within 14 days from the date of confirmation of sale at the sales office or at the appointed solicitor’s office upon settlement of the initial down payment.   

step 4 - application for loan & epf withdrawal

If you opt for loan financing, you are advised to apply for a housing loan instantly upon confirmation of booking. For EPF members, if you wish to make withdrawal from EPF account, you will need to obtain the EPF Withdrawal Form from the EPF office or download the form from the website at https://www.kwsp.gov.my (Note: EPF withdrawal is only applicable to residential properties.)

can a foreigner buy properties in langkawi?

Yes, a foreigner is allowed to buy international freehold properties in Langkawi with minimum amount of RM500,000 for each property subject to meeting other requirements in Malaysia. However, the foreigners are not eligible to purchase properties built on Malay Reserved land, properties defined as low-cost or medium-cost affordable units as defined by the state, and/or properties allocated to Bumiputera groups as part of a development project.

What are the reasons to invest in langkawi?

There are a few good reasons to invest in Langkawi. 1) Direct foreign legal ownership of real estate is allowed in Langkawi, Malaysia. 1) There are no capital controls. Non-residents are free to purchase any kind of property priced above RM500,000 (except for 3 types of properties as above). 3) There is no inheritance tax. The property will be distributed according to the owner’s will. 4) End financing from bank institutions is available for foreign buyers. 5) Repatriation income is allowed. 6) Basic infrastructure and amenities are ready, with great potentials for development projects. 7) Multilanguage advantage with no language barrier. 8) Young and growing population with increasing tourist arrivals and business opportunities. 9) Stable climate all year round and free from natural disaster zones.

how much is the downpayment to book the unit / sign the spa?

In general, the buyer will need to pay 2-3% as earnest deposit to book the unit of choice, after which the buyer will be given approx. 14 days to sign the SPA with the remaining balance of 10% to be paid upon signing the SPA (which means a total of 10% to be paid as down payment on signing the SPA).   

Is there any special avenue for property purchase in langkawi?

Malaysia offers a special avenue for property purchase via the Malaysia My Second Home (MM2H) visa. The MM2H scheme provides a renewable 10 year maximum, multiple-entry visa, subject to the eligibility criteria to be met by the applicant, to demonstrate a certain level of financial liquidity, either through offshore income or cash in the bank.
